October Real Estate Market Profile
A question I am commonly asked as a Realtor is: "What is the condition of our local Encinitas real estate market?" Well, as a response, see below for a "Market Action Report" that I have created for the month of October to illustrate where we stand these days in Encinitas.

Property Sales
October Property sales were 40, up 60.0% from 25 in October of 2011 and -9.1% lower than the 44 sales last month. October 2012 sales were at their highest level compared to October of 2011 and 2010. October YTD sales of 376 are running 23.7% ahead of last year's year-to-date sales of 304.
Prices
The
Median Sales Price in October was $912,500, up 40.1% from $651,200 in
October of 2011 and up 30.8% from $697,750 last month. The Average
Sales Price in October was $1,059,054, up 36.8% from $774,012 in October
of 2011 and up 19.7% from $885,030 last month. October 2012 ASP was at
highest level compared to October of 2011 and 2010.
Inventory & MSI
The Total Inventory of Properties available for sale as of October was 107, down -1.8% from 109 last month and down -40.6% from 180 in October of last year. October 2012 Inventory was at the lowest level compared to October of 2011 and 2010.(A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The October 2012 MSI of 2.7 months was at its lowest level compared with October of 2011 and 2010.)

Leucadia Dining Guide
Despite covering only a small stretch of the greater Highway 101, the Leucadia corridor between La Costa Ave and Encinitas Blvd. has some fantastic restaurants to explore. I will undoubtedly be describing these in more detail in future posts, but for today I will just make a list of some of my favorites.
Breakfast Spots:
Breakfast Spots:
- Pannikin - Used to be the Encinitas railroad station, famous for their in-house coffee and home baked pastries. This is a hot-spot for locals and tourists alike, especially on weekends.
- Robertos - Great breakfast burritos to refuel you after a morning surf.
- Juanitas - Also home to an amazing breakfast burrito.
- Leucadia Donut Shoppe - Go say hi to Tom. They have great donuts and you won't meet a nicer family working anywhere in San Diego.
- Mozy's - If you want to feel extra healthy after eating breakfast, go to Mozy's. The whole place just makes you feel like you are living a cleaner life, not to mention the food is absolutely delectable (I love their use of plantains).
- A Little Moore Cafe - Old school Leucadia breakfast diner with good vibes.
Lunch Hideouts:
- Sub Palace - Great, family-owned lunch spot. HUGE sandwiches at a great price, all freshly cut vegetables and a cool Hawaiian-style environment.
- Robertos - Lunch is a great time for some of Encinitas' best carne asada fries.
- Juanitas - Obviously, burritos are always a solid lunch option.
- Karinas- See Robertos and Juanitas. Mexican food you can't go wrong with!
- Haggos Tacos - Super healthy, locally grown ingredients served out of a food truck.
Dinner Dates:
- Fish 101 - One of the newer restaurants along the 101, it has already become immensely popular. Try their shrimp po' boy sandwich and their fish dishes with grilled asparagus and other great veggies.
- Le Papagayo - Great live music and wonderful dinner dishes. Great atmosphere and a fun place to go as a date or with the whole family.
- Sake House - SMALL... Make a reservation or get their early. Worth the effort though because they have an immense selection of all types of sake's and their dishes are small but order lots of different ones and you will leave a very very happy person.
- Leucadia Sushi Bar - Sushi on a conveyer belt where you can just take whatever you want and pay at the end. Fun place to go with lots of friends if you want cheaper sushi.
- Vigiluccis - If I had to pick the most romantic restaurant in Leucadia this would be it. Ask for a table in the "back house" and you will see what I am talking about. Pizza and pasta dishes are their specialties, oh, and wine :)
- Birdhouse Grill - Tasty Turkish cuisine where you can find live belly dancing shows on Friday and Saturday nights.
- Happy Fish - I like this place a lot, great dinner deals and Beer-Sake-Roll specials. Cool picnic-style seating inside as well as individual tables.
- La Especial Norte - Chicken tortilla soup. Enough said... Go here if you feel like you are getting sick and want to feel a million times better.
